Creating Different Zones to Improve Functionality
One of the more challenging aspects of this property we staged was its unique floor plan, which I knew would make it difficult for buyers to figure out how to furnish it. The front door opened directly into the middle of the main living room, which made furniture placement a challenge, as it wasn’t clear where the foyer ended and the living area began.
I understood that buyers wouldn’t be able to visualize how they could create a functional living room while still allowing for space at the entry. There needed to be some obvious definition between the two spaces to help home buyers see how they could use the space for themselves.
To solve the problem, I visually divided the area into two distinct spaces. Using furnishings and decor strategically, I created a defined formal living area and a separate entry area. To achieve these goals, I used furniture, rugs, and artwork to make a clear walkway from the front door to the kitchen nook and a spacious and inviting sitting area.
By defining these zones, I showed buyers exactly how the room could function daily, turning a confusing layout into an inviting and cozy room with great function and flow.
Defining the Family Room for Maximum Appeal
Another floorplan issue I encountered was in the family room, at the back of the home, and next to the kitchen. This space without furniture or a defined focal point made it hard for buyers to understand how to use it and set up their furnishings. Not only that, but it looked tiny without furniture, and I knew this would impact the home’s appeal and perceived value.
To solve these challenges, I created a comfortable seating area using furniture scaled to fit the room and that would accommodate at least five people. I also strategically used artwork and decor to establish a TV wall, instantly solving the room’s layout issues.
